the historical average benchmark isnt relevant anymore due to the high interest rate applying to the upfront capital cost.
i'd like to see this adjusted to a required sales rate, which I would suggest now sits far higher/faster.
that flattening of Phillip Island is a worry, that project has an enormous upfront capital cost due to land cost, the work required to make it suitable for the community (ie truck cartage of soil etc) and the clubhouse under construction.
Woodlee project is a nightmare and a money pit.
a statement on company cost controls as project and corporate level would be nice at the FY presentation to build confidence and arrest the slide so investors can jump back in with faith
