    Let's not forget also that a rise in property values also improves our gearing - one of our problems is our high gearing in a post-GFC lower geared world.

    30% seems to be preferred - seems low to me - the sign of a lazy balance sheet! But it will take us a long time to get there. LLC coming back onto the books due to increasing valuations would be a good start!
