    Yes agree. I was just using that measure to show that, comparatively, we do build a lot of houses already. The issue is it's not enough to balance the population growth.

    Agree again. I do wonder how major an affect limiting NG to new housing will have in the market though. I'd like to see some stats for NG on established versus new housing.

    Intuitively, I'd have thought NG would already have been skewed heavily to new construction given capital allowances being disallowed on existing property purchases. Could be wrong though as I haven't seen any data.
