find a way to compensate landlords for risking an LT vs a ST lease
imho the only way is to bring forward write offs for improvements that increase the amenity for a tenant
- new hot water system - installing screen doors throughout - split system aircon unit - replacing or tearing out old carpet - built in wardrobes - smoke alarms - painting kitchens or bathrooms - removing mould repairing structural cracks - rangehoods, sinks, benchtops - solar hot water / 6-8kw solar systems etc
make it all instant write off and link it via the ATO to an LT lease
this would make LT competitive vs ST because ST requires a lot of ongoing effort whereas LT should be set and forget with minimal fuss
