    The issue is that the courts don't hold bad tenants to account, the current situation in Victoria is you may as well not bother going to VCAT if a tenant does significant damage as even if they find in your favour, they won't enforce any orders so you'll never see the money anyway. They should be able to garnish wages/centrelink as part of their duties and the silly govts should be pushing laws back in favour of landlords rather that this current insane push to make renters the only ones with rights but also removing their responsibilities
