problem with VAP they charge fees on top of the fees you have already been charged by REIT management and their yield is completely shit at about 3.8% at the moment (Agree that they gave good capital growth in last one year but more on that later). Also VAP holds 37.97% of GMG as you said is highly concentrated on one stock which means no matter when you bought it (2022 or 2020 or 2060) it will remain high risk due to too much dependency on one stock.
I am not sure why on earth they have such a high concentration on one stock when ETF supposed to provide diversification. Alternative to VAP is MVA but they only provide six monthly dividend which is worst for monthly income seekers like myself and Chris !! (though i have many stocks with six month income).
The graph below tells you why VAP is flying in last one year .. purely because of GMG nothing else now remember the way VAP flying thanks to GMG the same thing happens in opposite direction if GMG dive!!! and that is why I am investing in REIT individually.
