    The rooting is not all there is to it, there's social changes too.

    There's less and less people per household. Divorce rates is an example of how one household becomes two.

    There's also room for picking winners here. What do you think will happen with SE QLD land prices over the next 20 years? Flat or up, up, up?

    I'm like you, I'm buying equities because that's where the game is right now. Commodities are going well but last year the best performing sector was IT.

    Some day in the future equities will be on the nose and if you exclude property investment from your portfolio you'll need to wait some time before you can invest again.

    It's all good, don't let bitterness cloud your judgement.
