    i actually thought the areas I frequent had dropped in the number of property for sale. it doesnt mean that is the case aussie wide.

    what I have noticed is the number of uncompleted sub-divisions that have hit the market; i know this because im looking in the larger rural centres in vic where the yield is high (bendigo, ballarat, mildura etc), and some bargains are starting to appear. its 2008 all over again, bring it on; it didnt think i get another opp. so soon.

    bargin basement, plans of subby, with plans permits and working drawings are hard to pass up when u have the cash.
    Im only in the small scale less than 3, but there are few 4,6,10 12 etc come on the market. the people selling are normal people like me who are spooked by the IRRs and negative sentiment, when people hate property its the time to buy.

    i guess the big ones are developers going under..?
