    on a 450sq mtr block with no outstanding view,in a purpose designed contained new subdivision,yes most of the value in terms of initial cost is in the depreciating asset,especially the water feature,this is probably the most limiting factor for capital gain,there is no aftermarket to redevelop the land.

    we have a very high standard of delivery in terms of the infrastructure offered in modern subdivisions,so much so that in just 5 years they look as though its been forever,the variety of r/e available in australia that is affordable is astonishing,however if there is no employment opportunity its not much fun being a pioneer hoping for capital gain,thats really a case of which decade.

    meanwhile a group on h/c continually talk of a crash,or its to expensive ,its easy to look back at the opportunity that appeared unaffordable or a waste of money the facts are over the past 40 byears the rise and rise of r/e values is
    well,incredible,but if you review the drivers of the incredible and rationally compare what you get today with the past its really incredible and in my opinion very fair value.

    so plan a start,take the plunge,but dont expect it to be easy,it wasnt 40 years ago it required a lifetimes devotion to own and sales were growing in new areas along with an almost doubling of our population---the biggest change started in the 70s as suburbs moved toward brick veneer.

    Australia today cannot from my point of view afford a doubling of its population over the next forty years,population growth in a capitalist economy definitely drives values--it just doesnt make it better,i liked australia forty years ago,but the past is not the future
