sorry to disappoint you but this nta will change. When valuation was done last hospital was operating with tenants paying full rent but if they measure that now then no one will put their pen down for that nta.
even small commercial property valued based on vacated or tenanted (obviously there are other factors as well) and if someone learn that rent is not paid in full then it will be directly impact nta if done today. If vacated still valuation goes down as buyer has to allow for site worth this style to be rented again so holding cost goes up and if it is with court litigation then again it gets worst.
all you have to wish that whatever happens do happen before June 2025 ! Because end of year firing sale will be worst blow in my opinion.
so time is ticking and HCW got roughly 4 months while Healthscope has 3 months only to turnaround...!
