    even if the Healthscope leases get revalued at zero dollars - which is obviously a ridiculous assumption - the NTA would still be north of $1.10, or over 20% higher than the current share price.

    that is assuming every single private hospital leased to Healthscope is unprofitable and goes vacant which we know will not happen

    that scenario also assumes no other operator will take over any of their properties which we also know will not happen

    and finally this scenario assumes there is zero residual value on any of the properties currently Healthscope tenant - also clearly not true.

    so while you are correct that Healthscope falling over will affect the values I can't see it being higher than 10% of HCW as across the whole portfolio Healthscope accounts for probably only 30 something percent of leases of which most will be unaffected.

    this reduction wad already baked into the share price months ago
