sir, stock market doesn't react in a linear mathematical fashion.
so, if HMC offering 40c per $1 worth debt then similarly market will value HCW stock not the property valuer. I remember a poster here shouting cheap by when price was dollar and using words like " I will squat on dividend" and " risk adjusted return" but those word didn't change anything from fact that market reacting to.
not long ago, URW went through similar type cash crunch (during COVID) but in that case URW was the operator and managed to pull through tough time and that is why I said bad news is that HCW just landlord not the operator.
while HCW has tangible assets they also has debt and they also has debt conditions to meet on top of tenant not paying full rent. So the value of stock (not the property) will be lowered by the market until everything sorted out. In my opinion.
No one knows if it takes 1 week or 1 month or 1 year for things to be sorted out.
