    personally the only areas i would consider buying at the moment are rural vic, frankston and dandenong.

    if a slide comes at say 10-15% (possible), then i would revisit the traditional areas.

    3 places i bought in ballarat last year are showing great CG and +ve returns.

    i did a sub-division in the emerging dandy with surprising CG. growth areas and migrants = return (well for me)
