    Why keep asking the same question? Yes, you are missing something: the value of their cinemas and skii resort business has declined over the past 10 years, offsetting an increase in value in their property portfolio. The net effect is a flat share price.

    Their property portfolio was valued at $1.33B as per the 2016 Annual Report. In the 2024 half yearly report, this has increased to $2.28B. It's almost doubled, and that's before you include property sales over the years. The idea that their property portfolio is "going backwards in real terms" is just not true.
