    I was researching this lately. Very happy for everyone who made a motza.

    Just an observation - discounted cash rate @6.5% appears to be undercooked unless they want to raise $250mln capex as equity. And if they assume equity then the IRR is overcooked. Can't have it both ways, shows to me that management may be prone to throwing pixie dust into everyone.
