No, but have noticed that some vendors arrange private sales because they don't believe the figure agents are quoting them. They steadfastly hold on to their inflated expectation thinking the removal of an agents fee and an adherence to a higher price will suck some mug in eventually at their price.
Unfortunately for these obstinate dreamers the house becomes overexposed and eventually they give up in disgust flicking the house at a price lower than if they had of met the market in the first place.
Classic case of Denial which we are starting to hear more and more of as the market slips back.
