I have recently had some training in SMSF loans due to profession and Liberty Financial have a new product that allows borrowing up to 80% and will setup your SMSF for $695 flat fee. Might be worth exploring for those without a SMSF fund looking to buya property.

Residential - loan terms are up to 80% LVR, 10 -30 year terms, I/O up to 5 years, min loan size 30k, rate from 8.59%p.a

Commercial - 70% LVR max, 150k loan minimum, rate from 10.20%p.a

The good part is they will set up a new SMSF for a set fee, of $695 which isnt bad.
