There is no reason u cant buy now and buy a property 6% under valued at time of purchase, so 6% gain day 1.

These properties are out there, in fact, if the bears side rings true, there should be more than the norm, hence best time to buy.

No point selling when all others are, and no point buying when the rest are.

Best time to buy is when the rest arenty and best time to sell is when the rest arent.

So now is best time to buy, worst time to sell.

Simple really.
