Contrary to the rubbish you see on the HC forum and elsewhere cash strapped landlords can't hike rents. They in fact will have to drop rent in competition with rotters that can't be sold on the market.
A couple of weeks of vacancy will be enough to fray the nerves of the most foolhardy and optimistic landlords into submission.
