tcisboss, I was not suggesting it was all refinancing. Only have anecdotal evidence at the moment, for example I am reading a fair bit like this comment on MacroBusiness the other day:

"Still sticking to my guns this is more to do with refinancing than purchasing I just called the gun lenders in Sydney and Melbourne (the top two lenders in the bank for the whole country)and asked them point blank how is business. They said lots of refinancing going on and not many purchases new or existing (these guys are based in the CBD of each city and lend anywhere in the city, they deal with clients from all backgrounds rich or poor)." Just give it a few more months and we will be able to tell for sure whether this 1-2 month anomaly is simply a dead cat bounce or the start of a recovery... my money is on option 1.
