Good points and observations.
It does seem it's been hit harder down there by missing the bounce. As I mentioned before, agents have told me of 25 - 30% falls so far, they also claim it's levelled out recently.
Last time I was in Denmark, a few years ago, it struck me that half the homes were residential and the other half holiday homes. Sounds like 1 in 3 holiday homes are up for sale.
