One of the problems of trying to use statistics to prove a point is to make assumptions
Fact: FHB tend to buy in certain areas
Fact: FHB buy in certain price ranges
Fact: 2% of the total market can when applied to a single area represent anything up to 50% of the houses in that area
So if 50% of houses in a FHB suburb went belly up it would certainly be cause for concern
