I don't know if you are wrong.
Here is my current valuations on some properties.
1. Bought $325K re-valued last Nov (18 months after purchase) $425K, recent comparable sales $540K+
2. Bought $45K last year now valued $68K
3. Bought $125K 18 months ago now valued $185K
4. Bought $70 last Nov. Agent now says $80K
No gains are made until you sell and I don't want to sell.
