    hi guys, as promised a quick update on my invest property(2br unit)cronulla i put up for sale last week(had it 12yrs) with the first open house last saturday(4 days ago)
    The saturday open house attracted 40 people,after 4 days and several offers later,a deposit/signature was done today.
    Im not counting my chickens yet (5days cooling off)
    Over the last 2.5 years i had it vacant while i renovated everything myself.
    I am one of those people who you could use as a best case example of being a victim from "the tenants from hell".My place was trashed so badly my girlfriend cried once we entered the place.
    Every internal door/front door/garage door/letterbox ..internal garage door,garage light roof fitting,garage light switch(i wont mention what the unit looked like inside)smashed to bits.
    Once i gave the tenents the 8weeks notice to leave they barricaded themselves in for 8 weeks then took off without paying a cent.
    My thinking was that if i charge the tenants 80-100$ week less rent then they will look after me... big mistake.
    Anyways after i tiled it,i done the elec work eg downlights,plumbing,frameless shower ..list goes on/on and on it worked in my favour where a young girl my age got her heart set on it and overpaid (in my opinion).
    Some of the work i wouldnt attempt was the a/c and double glaze windows installed.
    At the end of the day there is great satisfation when the local RE liftout uses your apartment as the house of the week(and contractors,friends,re agent are lost for words when they walk inside).
    I will be looking to rent now as im not blinded with what looks to be unfolding here in sydney.
    I have to be honest though,it will bring a tear to my eyes when i close the door for the last time in 6 weeks time and what i went through.
