Even if you're a landowner in the sweetest spot of the Eagleford Shale, you will not be getting close to $10,000 per acre (+25% royalty).
Alot of people in the good spots of the Eagleford are receiving offers in the vicinity of $1,500-$2,500 per acre + 25% royalty. And those are pretty sweet spots.
Alot of 'land agents' go around purchasing land, collecting the acreage then selling them off to companies for a large profit.
$10,000 per acre + 25% royalties is feasible when it comes to a land 'collecting' company selling off acreage, but I hardly believe that's possible when it comes to buying Joe Blo's 25 acre holding in McMullen County.
Does this so called "$10,000 per acre" offer include 25% royalties, or is it a kind of royalty-free deal?
I hardly believe Noble said "$10,000 an acre for anyone in the efs", considering heaps of companies are purchasing land for fractions of that (albeit in the more unproven areas, but areas of the EFS none-the-less).
