its easy to be selective and naturally those areas where speculation is a big part of the pricing equation if the driver falls over well so do the prices--go check the value of homes in Roxby Downs now it could be argued that it is just a reflection of costs but the reality is its a purpose built mini city for the "Olympic Dam Project" in S.A>if that shut there would be no reason to live there.
Reality says most areas are a reflection of costs and demand where i live there are brand new sibdivisions with complete
infrastructure the difference between new and 35 year old
is the older blocks have 150- 400 sq. mtrs of additional land.
i just dont buy the overvalued argument at all,and given banks stance on lending lvr will reflect that
