Your analogy regarding McDonalds is wrong:-
It is like I own the land in a very well exposed strip and only one operator can open up there and I tell Mcdonalds that if they don't do want it we will go to Hungry Jacks instead. In this scenario I am sure Mcdonalds will want first stab at opening up on that strip.
