In the calendar year 2010, the ABS Capital City Index based its valuation and subsequent decline in values based upon 175 732 home transfers. From this, they where able to able to weight them accordinly and get the numbers.
Unless you are observing that many properties and know their independent values and median values, I think its best to rely on the ABS for prudent reporting of Property info. Alternatively, if a property you are following has dropped 30%, why would you wait for the rest of the market to catch up if you can afford it?
