A friendly chat with an Elsternwick property manager today. Says she is advising all landlord's NOT to increase rents over the next 12 months as there is no justification for price rises and demand is not as it was 12 months ago. Provided they were good tenants. I suggested the Carbon tax and rising utility costs as a pretty good reason to bump it up.
Landlords are always chasing more money and property manager's are always talking them out of it. This year the demand has definitely softened and owners are taking a risk by pricing themselves out of a soft market. In my opinion.
