Exactly, who would buy in that market, that's the time to be selling, the time to buy is when everyone is negative and doom and gloomers abound, similar to now and over the next 12mths hey.
We are looking fwd 7 years or so, and I think its highly unlikely these prices will be anywhere close to the mark by then.
