Im not so sure it measures up to that kincellea .But its what im using as a gauge to when enter and buy residence again.

When property becomes positive geared again rents would be equal to mortgage in my opinion.Around 2001 levels perhaps .Every area is different .

Im not sure if they will reach that level again .It is a guide though for me to use perhaps for a bottom in the market and a time to enter again .

Waiting for building costs to come down is another and if they will? Does not seem to be to much to say they have but perhaps they will also come down if property does not cycle upwards.They dont seem to be going up ? Building costs in the crazy way they did in that boom.

Anyone know if their is a trend happening with building costs thats measured somewhere?
