And yes, I do ask and know why they pay more. It is because of the location of my property and the lack of decent properties on the rental market. Admittedly, i haven't had the same tenants in my property for the whole period of time, so that makes it easier/better to hike. And i have always had several applications upon first viewing of the property and never had a waiting period. In saying that, i have good tenants in my property now and i am happy to reward them for that.
