    30 June 2011 property vlaued at €252.85 m a 6.8% decline from previous year.
    the debt maintained at €231.400 m (lvr 91.5%)
    if next year the property value drop a futher 3.7%
    there wont be any distribution paid and will be facing refinance? forced sell? fund raising?

    why not pay down the debt?
