What have clearance rates got to do with anything? Sold prices are what matters, not some arbitrary sales figures.
It's like saying that a stock is doing well because so many offers were accepted by buyers. The stock dropped 10%, but hey, the offer clearance rate was 60%. Whoopee!!!
