I would buy at bottom and then slowly pay off the property. The cycle up would have started by then. Slow and sure and patient like I have always been.
No get rich quick. My first property was bought at 190k. Value now approx 450k. Rental now is 420 pow. Dont care if it declines as income is almost 10 percent pa on initial investment.
Point is I can't afford to buy at crazy prices like they are now and make any decent profit. This speaks volumes about current market in terms of investment. My only strength is my lack of unneccessary debt.
