Point is hanrahan all property is not the same just like all shares are not the same - you cannot tar the whole investment class with the same brush.

How am I having it both ways???? I have always stated my income focus not cg focus. As for the trend well there are so many exceptions to the extremism portrayed on this forum it is not funny, and only the dumbest of people would believe the extremism on this forum applies to the whole market.
