    Problem is the bulls or holders of property could potentially take my posts as a threat as I appear to be talking down their investment.

    I too own a house but no investment properties. It is not my intent to talk anything down however I understand the view and apologise unreservedly to anybody that has taken my posts as an attack against their capital.

    Malaga is prepared to take responsibility for his actions and decisions I see that by his comments and commend this attitude. Long term it does not matter Malaga, depends on your circumstances my posts are macro and apply to recent buyers and people who's circumstances might change placing them under duress.

    The bargain 'distressed' sales are not public and will not make it to the public eye so the examples I speak of are behind the scenes - very much so. The prices being discussed and in one case I know of so far would not be believed in here anyway.

    To the Bulls - there is zero chance I have done you any damage in this forum, the market would not notice what I say and you would surely know that - and I wish property investors nothing but success. If anybody wants to know how the banks work and what is happening behind the scenes perhaps it is better that I share it some other way.

    If there is risk in an investment or a stock, that I might not know about, then I would want to know. People do not even realize they are unsecured creditors of the banks when they make deposits. The chance of this backfiring is extremely remote - not so with other risks in some asset classes - best to be informed.
