    This is always the problem buying at the end of a boom or bubble. It is a big exit sign if people are blindly investing without even asking what the yields are as I have seen.

    Passive 1, to say boomers will not sell for 20 years sounds like wishful thinking. Been to a few inspections recently, many were late 50's early 60's heading out of Sydney for a tree or sea change. My parents just did this as well. All selling expensive properties in Sydney and moving out of town, often spending less in the country or coast. In effect pulling money out of the property market, funded buy a huge loan from someone else that may not be as sustainable as outright ownership.
