    OK stand corrected at your role. However all the signs in Perth are of a city constrained in its capacity to keep absorbing more people. I also hear what you say on affordability however all economic theory aside as what should and should not be, some I may agree with, it still is a market place that plays out the supply and demand scenario. It just is not straightforward here and may surprise on the upside.

    I do believe a lot more are coming in and a lot are returning after having left. Traffic here is a huge indicator and anyone moving here needs somewhere to live and lower rates may be the incentive to buy. Lets see what the figures show in the next 6 months.
