Therein lies the problem . It should read perceived intelligence in a given field. No doubt you fellas are very intelligent but sadly when it comes to property that will help you nought because coupled with intelligence you have to be smart and read the market and not try and dictate to it. I like to read the market , see what it is telling me, use other peoples money, use the incentives offered, understand the infinitely less complicated average family's aspirations and the marketplace without all these escapist claptrap, then make my move. A one hat fit all approach of the end of the financial world suits you guys then for goodness sake stay away and don't buy!
