Agree, Keeping good tennants happy is the key. I keep the same rate for my current tennants in the past 2 years, they even do the weeding for me... doesn't worry me, I'm still on positive gearing. Other surrounding houses have increased the rent by $20/w. I hate to see new tennants moving in with the risk of them trashing the place or cooking stinky food everyday or suddeny have 8 people in 3 bedroom house. Dont want to be specific, but Watch out for those tennant !!!!
