You're leading me on Sector. It's not a matter of waiting for 'Sergio' to come around in 10 years or not.

The 'medium' I have chosen to build capital gains over the next 10 years isn't in property at this point in time.

I'll agree to disagree with you on 3%pa growth in property over the next 10 years.

If you saw the link it is 410 per week not 460 per week. So 50x52 weeks. The $2600 needs to be factored in that equation.

Metaphors aside; at this point in time, I feel a median price of $528k is irrelevant when basing the higher end houses in this higher socioeconomic area bump up the median a lot. AS you said, previous 3 qrts were down. And RP data is pointing to a lot more downside with this graph

    - The most recent median house price for Chapel Hill is $330,000 - which cannot be correct?

I think a regulatory data agent needs to appointed to price houses more accurately.

Chapel Hill same post code as the previously linked.

Based on this graph I would really enjoy to buy a place in 4069 for 330k.

Sentiment is definitely a buy based on this research. I am very bullish.
