Your posts and UT'S are very good and I agree with all, the other thing I would add is the poor level of property management by agencies. I have just dumped one agency and trying another. The usual story the agency started out small and had good service as they got bigger and took on more rentals it got worse. They tried a young property manager who wanted to wear a suit and text his mates, he was hopeless. They then tried a 65 year old and he is totally out of his depth. The trouble with the agencies is they pay poor wages and do not look after the good PM so they leave. No I have not got the temper or the time to manage them myself so have paid a bit more and gone with a smaller outfit.
