Seeded grass is cool season grass and wont do much good without a lot of water, Buffalo isnt much good if you have kids or a dog running on it as it has a hard texture but isnt very resilant against wear.
Also Buffalo isnt good to fertilize with nitrogen which most grasses love as it will burn it and kill it.
Is it a big area ? Also when you say south of Sydney do you mean Caringbah south or further down ?
