    any basic buyer property search will/should reveal flood data.
    True some who do DIY RE agent when selling then do DIY conveyancing when buying but really not being able to diy the relevant searches to confirm/verify any sellers property?

    GFC Caveat Emptor Rules even in some property transactions involving "Glossed Up Promotion" ie outrageous spin if not far fetched assertions or even lies.

    To the best of the sellers knowledge is balanced by the expectation of actions by a prudent buyer etc etc blah

    It's a jungle out there not for a ninny in a Nanny State.
