    $13 Million Run Hastens Work.

    Developer FKP Property Group is accelerating the preparation of new lots at The Rochedale
    Estates in the wake of a $13 million sales spurt that has depleted stocks.
    The 35 lots sold in the last three months include many of those in the latest release, released only
    last month.
    The sales have reduced the choices available to buyers at The Rochedale Estates, where more
    than 170 lots have sold since the project’s 2011 launch.
    They have also resulted in a new price record being set for The Rochedale Estates - $570,000 for
    a 791sqm lot.
    Gary Kordic, FKP’s Executive General Manager of Developments Queensland, says civil works on
    the stage released last month were not due to start until February.
    “We’ve had to expedite everything and start work immediately.
    “It follows that if the sales momentum continues, we will have to bring forward the dates of
    subsequent releases.”
    Mr Kordic says buyer enthusiasm for The Rochedale Estates has been boosted by the opening of
    a $5.5 million residents’ lifestyle centre.
    The architecturally-designed centre includes a 25-metre heated lap pool, a beach-edge resort pool,
    two tennis courts, a fully-equipped gymnasium, a business centre, a theatrette, a 40-person
    function room, a café and three barbecue areas.
    Mr Kordic says another factor has been the presence at The Rochedale Estates of what is set to
    become Queensland’s biggest residential display village, Display World.
    “The more than 40 display homes, by exhibiting the latest designs and features, have set the bar
    high for the estate in terms of standards.
    “Marry that in with the enormous effort FKP is putting into landscaping and the project’s general
    ambience, and buyers gain a lot of confidence in their investments.”
    The remaining lots in new stage The Parks, which will be accessed by a feature arched stone
    bridge, are between 325 and 750sqm and are priced from $295,000 to $425,000.
    The Brisbane City Council recently gave development approval for the next 389 new lots at the
    1000 lot The Rochedale Estates, and also approved 44 hectares of parks, open space, waterways
    and environmental zones.
    The Gardner Road project, which is 12km from the Brisbane CBD, will ultimately have 1,000
    homes.
