    Hi big-lebowski,

If you expect interest rates to rise it would be better to hold off buying for another year as interest rates are expected to rise next year and that would depress the housing prices. Of course there are a number of commentators that say to pay rent instead of a mortgage for a number of reasons.
    - You can afford to rent a better class place than the one you can afford to buy.
    - You don't have the hassle of selling a place.
    - As mentioned above, capital gains on property is not that great.

In answer to the other people.
. hadd - No they have never found the Beaumont children.
. fitzman - I agree with your comments about Holdfast Shores Glenelg area but it people should bear in mind about some nice nice new developments in the Port Adelaide area. Also big-lowbowski might want to consider renting in the North Adelaide area (nice restaurants and close to city)
. macrae12 - Adelaide is hole depending on what your aims in life are. If you want great nightlife then Adelaide is probably not for you. Pay up and move to Sydney or Melbourne.

For the record I live in Elizabeth. It is not nearly as bad as everyone makes out. If you want a really nice place in the Elizabeth/Salisbury area, try Hillbank.
