Food security will dwarf climate change in the near future as the primary global issue. And you can't grow anything without reliable and plentiful supply of water. Its a commodity we underestimate and undervalue.
Properties that are lightly stocked, sustainably managed, and have realiable water allocations are becoming harder to find. You might be surprised who is accumulating these places, and they aren't farmers.
Word of caution - if you are after yield give it a miss, the return on investment on agricultural land is horrific, the entry costs are obscene, and if you can get anywhere near inflation you are doing well. But, the growth prospects are enormous and I predict a return to the days where rural land meant wealth.
For the academics - think Maslows Hierarchy of Needs - food and water come before everything else that drives human motivation, including shelter. Don't write off agriculture just yet, it built this country and will rise again.
