Good summary but you might want to adjust your cost per km of rail up to between 6-8M per km. The country to get out to McPhee creek is quite rough and will require the additional cost imo. Can't confirm the FMG tonnage rate but I do know that Rio run 232 wagons each holding ~105t giving around 24-25,000t per train.
This additional cost to build strengthens your arguement for a dual use option as opposed to another independent rail.
Been watching this one for a long time and used to own but not currently. (Would like to though)
