I've always been prepared to openly discuss property investment on here Passive including how I accumulated several with only the $7k deposit on the first one and bought the rest often at 110% finance purely out of equity, and walked away at 30 years of age set for life divesting out of residential into another opportunity.
Where we differ is I recognise that was a once in a lifetime chance for any of us to set ourselves up on property. It wont happen again unless there is a crash, which I have never predicted, but I will look at a PPOR again after a correction.
There are plenty of other safe assets out there paying far better yields and more growth prospects without all the hassles that come with being a slumlord. Never say never, might do it again one day, but not now.
The true test is how many bulls are prepared to say on the current numbers that residential property is a worthwhile investment.
